During the wash we discussed the condition of the masonry with the homeowner and recommended a full assessment, which led to an estimate and a planned exterior painting project.

Because the roof was due for cleaning, we began with a full roof soft wash to kill mold and mildew and brighten the roof tiles. At the same time we performed a thorough soft wash on all sides of the house to remove surface contaminants and prepare the masonry for painting. The soft wash process also addressed the aluminum gutters, fascia, and soffits, removing mold and mildew so those surfaces would be clean and ready for any follow up work.

The house had been painted a medium bluish gray and the high pigments in that color had been fading. After talking through options and recommending a lighter body color for longevity and reduced fading, the homeowner chose a bold change, moving to a white body with black trim. They were very happy with how the new color scheme turned out.

For safe access to high and hard to reach areas we rented a boom manlift. That equipment allowed our crew to apply multiple coats evenly and reach every necessary surface. To improve adhesion and lock out moisture we applied Loxon Conditioner to the masonry. This product seals the masonry and turns a chalky, weathered surface into a sound base for paint to stick to. After the conditioner cured we applied two to three coats of paint as needed to achieve full coverage and consistent protection against Florida weather. The extra coats were applied where required to cover the previous high-pigment color and to provide a durable finish for sun, rain, and humidity.
