This lanai painting project in Sarasota, FL was completed for a repeat annual pool deck cleaning customer of BIC Cleaning And Coatings. Because this client already trusts us for regular exterior maintenance, we were able to coordinate the paint work knowing the surface had been well cared for. The goal was simple, take the existing dark medium gray lanai and refresh it with multiple coats of White Latitude Satin to update their favorite hang out space.

We began with a thorough soft wash of the entire lanai to remove dirt, mildew, and any loose particles that could interfere with adhesion. Starting with a clean surface is especially important on covered outdoor spaces where moisture and airborne debris collect. The soft wash ensured the masonry and surrounding surfaces were ready for repair and coating.

Next we addressed two small cracks in the ceiling, filling them with a flexible caulking designed to move with temperature and humidity changes. These targeted repairs help prevent future water penetration and provide a smooth substrate for the conditioner and paint. Making these fixes before priming and painting improves the long term appearance and performance of the finish.

Protecting the surrounding areas was a priority. We diligently covered all of the windows, doors, pavers, and furniture before any product was applied. This careful masking and covering kept paint overspray and drips off surfaces the homeowner wanted to remain clean and intact, and it allowed us to work efficiently with minimal disruption to the space.

With the area prepped and protected, we applied Loxon Conditioner to the masonry finish. The Conditioner seals the surface and provides a sound, receptive base for the multiple coats of paint that followed. Using a conditioner made for masonry helps the final topcoats adhere better and promotes a more uniform appearance, especially when changing from a darker color to white.

Finally, we applied multiple coats of White Latitude Satin across the lanai surfaces. Applying several coats ensures even coverage and hides the previous dark medium gray, while the satin sheens strikes a balance between appearance and cleanability for an outdoor living area. The result is a noticeably brighter, updated lanai that feels refreshed and welcoming.
