BIC Cleaning And Coatings completed an exterior house painting project in Sarasota, FL, changing the home from a darker shade to a lighter blue. Because Sarasota has a high sun index, the owner chose a lighter color to reduce the rate at which pigment fades in strong sunlight. That decision informed our prep and product choices for the job.

We started with a thorough soft wash of the entire exterior. The soft wash removed mold, mildew, and dirt from the soffits and other surfaces, giving us a clean base to work from. Cleaning was an important first step because it lets patching and coating products adhere properly, and it reduces the chance of stains showing through the new paint.

During inspection we found some minor cracks in the stucco. Our crew filled those cracks the same week, making sure the surface was even and ready for the next step. After repairs, we applied Loxon masonry conditioner across the masonry areas. The conditioner seals the masonry and provides an adhesive finish for the paint, which is especially important when covering faded paint and when changing from a darker color to a lighter one.

For the topcoat we used Sherwin-Williams Latitude in a satin finish. Because this was a color change requiring extra coverage, we applied the paint with an air sprayer and then backrolled to ensure a heavy, even coat that was worked into the texture of the stucco. Backrolling after spraying helps the paint settle into nooks and ensures consistent coverage, which is critical on a color change from dark to light. 

Latitude satin was chosen for its performance in Florida conditions. It handles extreme temperature swings well, and it becomes moisture ready roughly 30 minutes after application, which helps if rain appears unexpectedly. Those product attributes reduce the risk of issues during curing and help the finish perform in Sarasota weather.

Because the project was a two-color change, we applied a second coat where needed to achieve full uniform coverage and color consistency. Applying the additional coat ensured the lighter blue looked even across all elevations and surfaces rather than showing shadowing or leftover darker tones.

Along with the painting work, we cleaned and sealed the rear pavers and washed the marble pool deck.
